Why can't you just give me a price over the phone?
Because every slab is different. Two garages that look identical from the driveway can need completely different prep work once we look at moisture levels, existing sealers, or the condition of the concrete underneath. A phone quote is a guess, and guesses turn into surprise charges later. Our free in-person evaluation removes that guesswork so the number we give you is the number you pay.
How much does a garage floor coating cost?
It depends on square footage, the condition of your existing concrete, and which color system you choose. The only way to get an accurate number is a free evaluation – we’ll walk your space and give you real pricing on the spot.
Is the estimate really free?
Yes. No obligation, no pressure. We’ll assess your concrete, talk through options, and give you a written quote.
Do you offer financing?

Garage Floor Coatings
How long does installation take?
One day. Most garages are walk-on ready in 4–6 hours and drive-on ready within 24 hours.
What makes polyurea better than epoxy for a garage?
Polyurea is roughly 4x stronger and 10x more flexible than epoxy, with double the adhesion to concrete. It won’t yellow under UV light, resists hot tire pickup, and wipes clean of oil and gas – problems that cause epoxy floors to fail in the Pacific Northwest within a year or two.
Do I need to move everything out of my garage first?
Yes, the space needs to be cleared before our crew arrives. We’ll walk you through exactly what to move during your estimate.
What's covered under the warranty?

Patio & Pool Deck Coatings
Will a patio coating hold up to Pacific Northwest rain?
Yes. Penntek’s polyurea systems are built for wet climates. The surface is UV-stable, resists mold and mildew, and includes a slip-resistant texture that stays gripping even when the surface is soaked.
Is a coated patio slippery when wet?
No. The textured finish is designed to provide traction in wet conditions, which matters a lot given how often that happens here.
Can you install patio coatings year-round?
No. Outdoor installations need to happen during drier months, typically late spring through early fall. Moisture in the ground and air during our rainy season prevents the coating from curing properly, so we schedule outdoor projects seasonally to protect the installation.
Can pool deck coatings handle chlorine and pool chemicals?
Yes. Our pool deck systems are formulated to resist chlorine, salt water, and pool chemicals without breaking down or discoloring.
Do pool deck coatings actually stay cool underfoot?
Yes. Our lighter, reflective color options can run 15–20 degrees cooler than bare concrete, which makes a real difference for bare feet on a hot day.

Yes. Our industrial systems are formulated to resist acids, bases, solvents, and oils common in manufacturing, food processing, and heavy industrial environments.
What warranty applies to commercial and industrial projects?
Coverage varies by system and application – commercial warranties typically run 5–20 years, and industrial systems 10–25 years, depending on the specific coating and conditions. Your estimator will confirm exact terms for your facility.
Warranty & Maintenance
What does the lifetime warranty actually cover?
Penntek’s lifetime residential warranty covers chipping, peeling, and delamination for as long as you own your home – backed by both CAP and the manufacturer.
How do I clean and maintain a polyurea floor?
Sweep regularly, mop with mild soap and water, and rinse off anything like salt or sand as soon as you can. Avoid harsh chemicals like muriatic acid or acetone. Beyond that, the coating is built to handle daily use without special care.
Does the coating fade or yellow over time?
No – Penntek polyurea is UV-stable and won’t yellow or fade, even in spaces with heavy, direct sun exposure for years.
What if something goes wrong with my floor after installation?
Call us. If it’s a warranty issue, we’ll coordinate with Penntek to make it right – that’s the point of a manufacturer-backed warranty instead of a verbal promise.
